Third Avenue and what in Brooklyn?
Third Avenue is a long street. It stretches all the way from Downtown Brooklyn, through Gowanus (on the Park Slope border,) through Sunset Park and into Bay Ridge.
That's about 4 miles or so (at least!) So you really need to give us a cross street to help us help you find your way.
EDIT: 265 Third Ave is not Sunset Park (it's not really Park Slope, either, but it's closer to the Slope than it is to Sunset Park.) It's actually in a neighborhood that borders Park Slope called Gowanus.
Gowanus is mostly filled with warehouses and industrial buildings. Some people (many of them artists) have converted some of the industrial spaces into lofts for living or for studio space. There is also a large housing project right near where you are staying. It's sort of a transitional neighborhood.
It is, however, sandwiched between two really nice neighborhoods: Park Slope to the West (very close, just across 4th Avenue from there) and Boerum Hill to the East.
To get there, take the Q33 bus from the airport into Jackson Heights, Queens. (You'll already be in Queens as the airport is in Queens.)
Get off at the Roosevelt Avenue/Jackson Heights subway station and take the R train in the direction of Manhattan. Take it all the way through Manhattan and into Brooklyn. Get out at Union Street in Brooklyn.
Walk down Union Street AWAY from 4th Avenue till you get to 3rd Avenue and then turn right. Your hotel will be one block away. (You're staying at an inexpensive motel there, no? I forget what it's called, but I know there's some kind of hotel there.)
To go to 265 3rd Avenue (which, by the way is in Park Slope/Cobble Hill, not Sunset Park), take the Q33 (or Q47 from the Marine Air Terminal) to Jackson Heights-Roosevelt Avenue for and take the R train (yellow line) to Union Street, Brooklyn.
To go to Maspeth, the best way is probably to take a taxi, as it is kind of out of the way. If you are near Grand Avenue, you can take the Q72 bus to Junction Blvd/Queens Blvd for the Q59. If you are near Flushing Avenue, you can take the Q72 to Junction Blvd/Corona Avenue for the Q58. The trip should take about 1 hour if you are near a main street.
You can use google.com/transit and type in the exact address.
The fare for the local bus/subway is $2.25, with a free transfer. If you plan on using public transportation throughout your stay in NYC, I would recommend buying over $8, so you get a 15% bonus.

The best way to get from LGA to Maspeth, Queens will be by taxi. The cab ride from airport to Maspeth take about 10 minutes and the fare is about $20 to $25.
In regards to the trip from LGA to the address in questioned, which is in the Park Slope section of Brooklyn (not Sunset Park). Here's how to get there by public transit.
Step 1: purchase a $4.50 MetroCard from any Hudson News stand at the airport and take the Q33 bus from the Main Terminal to the 74th Street/Roosevelt Avenue subway station. If you're coming from the Marine Air Terminal, please take the Q47 bus to the 74th Street/Roosevelt Avenue subway station.
Step 2: at the 74th Street/Roosevelt Avenue subway station, transfer to the "F" train (Orange Line on the map). Take the Manhattan-bound (westbound) train from Roosevelt Avenue to 34th Street-Herald Square.
Step 3: at 34th Street, transfer upstairs to the "R" train (Yellow Line). Take the Brooklyn-bound (southbound) train from 34th Street to Union Street in Brooklyn.
Step 4: once at Union Street, exit the subway and follow the walking directions at the link below.
