Say I totally tricked a seller into signing me the rights to assign our contract to purchase by telling him I wanted to use it for a rental and might get lucky with a buyer.
I never mentioned assignment, but checked the box and the seller didn't complain.
I also got a 45 day inspection period by telling him I wanted to close ASAP, but 45 days is just the standard.
I said I wanted to get it rented ASAP so I wanted the ability to show the house to renters/buyers.
I put a For Sale sign in the front yard and posted on craigslist for sale for 40 days with only rental interest, but I don't want to rent it. It doesn't look like it will sell.
Whenever the seller called about closing, I just gave him some excuse or didn't answer at all.
If I just cancel the contract before my 45 days ends, I'm good right?
I get my money back and the idiot seller just let me use his house as my investment for free.
There's nothing he can do right?
